It is widely accepted that for today's house hunters, a floor plan is an expected standard. Plans allow potential buyers to visualise a property's layout before they have even stepped in through the front door. This starts the creative process of planning how the space might be used, and then provides the perfect accompaniment for the viewing itself.

These solutions are founded on five years experience producing accurate plans for residential and commercial agents, property owners and corporate landlords.

Our service utilises professional draughtsmen, who produce accurate on-site surveys to the standards of the RICS Code of Measuring Practise (6th Ed.). Our plans are then produced in CAD for unrivalled accuracy, and include a north point, room names and measurements.

Our plans are fully PMA compliant, insured and indemnified.

Quidos Lease Plans

Lease plans are a mandatory requirement for the registration of all leases for more than 7 years, with the Land Registry.

Our plans are supplied to the standards of the RICS Code of Measuring Practice (6th Edition) and the Land Registry (Practice Guide 40) and are:

  • Available on commercial or domestic property
  • Produced to a recognised metric scale
  • Supplied with 2 hard copies
  • Supplied with a printed OS Map
  • Marked in colour to show areas of demise or unusual features
  • Labelled to show all floor levels and north point
  • Fully insured and professionally indemnified
  • Typically delivered within 2 business days

Do-It-Yourself Solutions and the Property Misdescriptions Act

There are many low-cost or free floor plan tools available on the internet, enabling estate agents and homeowners to produce floor plans themselves.

These solutions rely on you to get the measurements right and represent the property accurately. In all cases, the floor plan should carry a disclaimer and avoid displaying measurements to limit any liability under the Property Misdescriptions Act (PMA).

Nevertheless, you should be aware that if the floor plan or north point is materially incorrect you are at risk under this legislation. To ensure compliance with all regulations, we recommend always using a professional service.

Prices

  • Floor plans cost £80 (ex VAT) for the first 2,000ft² (then 4p for every additional ft²)
  • Residential lease plans cost £150 for the first 2,000ft² (then 4p for every additional ft²)
